View of 1910 Arts and Crafts bungalow from sidewalk in Victoria, BC. Restored cedar shingle sidewalls, leaded wood sash, rafter tails and barge boards maintain heritage character appeal. Modern office, utility, and recreation space at basement level adapts the home to 21st-century family living. ‘Hidden’ energy efficient technologies – such as geothermal wells, solar and photovoltaic panels, low-E glass, and soy-based spray in place insulation – add economic and sustainable values.

Notable features include the hand-painted, recessed pressed tin ceiling, Douglas Fir cabinetry and floors, maple butcher block tops, Motawi tile bar top.

1910 dining room
Faithfully restored to original floor plan and Arts and Crafts wood detailing. Includes custom, hand-made Motawi tiles on fireplace, original fixtures, fir flooring, wood-frame windows, and bronze-plated hardware on pocket doors. Farrow & Ball paints throughout, as well as ‘Harvey Ellis’ reproduction furnishings.
Vestibule with stairway
All Arts and Crafts woodwork and stairwell showcased in this entrance area was hand-stripped using a citrus-based solution and carefully restored. Windows were redesigned with period art glass. Window seat restored, stripped, and outfitted with rollout drawers. Original front door re-hung to open onto historic fireplace.
Custom office space
Added lower floor (basement) includes utility and recreation space, along with this 140 sq ft office. Douglas Fir cabinetry, custom file drawers, and polished hydronic heated concrete floors. Quiet, private, and pre-wired with dedicated circuits for eventual solar-powered operation.
Daughter bedroom
Daughter's bedroom - Dormer extended to left to create recessed, raised bed. French doors onto ‘Juliet’ balcony upgraded with low-E, argon-filled glass.
En suite bath
Farrow & Ball clay-based paints used throughout interior. Solar-powered hot water supply. Custom 10mm glass tub enclosure. Porcelain subway tile and mosaic floor tile. Custom recessed, folding medicine cabinet.
